According to an article written by Jake Mooney from the New York Times, “Grand Street, which has a strip of hip stores and bars, separates North from South Williamsburg. The area between Grand and the Williamsburg Bridge, long a Puerto Rican and Dominican enclave known in the community as Los Sures, has a business district on Havemeyer Street, which leads down among houses and apartment buildings toward the elevated train along Broadway.” Williamsburg is also home to a mixture of stores that have been in the area for ages to new, “hip” stores.

Compared to the same period one year ago, the median sales price decreased 8.3%, or $50,950, and the number of sales increased 5.1%. Average price per square foot for Williamsburg was $561, a decrease of 4.6% compared to the same period last year. There are currently 130 resale and new homes in Brooklyn on Trulia, including 14 open houses, as well as 154 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Williamsburg was $798,216 for the week ending Sep 12, which represents an increase of 3.8%, or $29,116, compared to the prior week.”
A major conflict in Williamsburg, Brooklyn is the increasing rent and housing prices. Average rent is approximately $1400 for a studio apartment to $1,600-$2,400 for a one-bedroom and $2,600-$4000 for a two-bedroom apartment.

I was struck by the high percentages of youths in poverty and by the high teenage pregnancy rate. Clearly, not in the gentrified, hipster Williamsburg.
Where do the poor live and how has gentrification changed their lives?
