What does it mean to be a Landlord?

when thinking about whether or not to use our services you have to first think if your want to have the responsibility of being a landlord in Philadelphia. Here are some guidelines that are customary for landlords to abide:

  1. Remember that being a landlord requires you to be in a mindset of having a contractual agreement with your tenant. That comes with certain rights and responsibilities. The tenancy agreement, also known as a lease, clearly defines what those rights and responsibilities are. We at Iss Management have a set/ pre-made lease that covers everything a lease should cover.
  2. Key responsibilities include keeping the rented unit or units free from any health hazards ensuring all gas,  fire, and electrical equipment are working  per safety regulations standards.
  3. Landlords are typically responsible  for repairing the structure and exterior of the premises. Landlords are also responsible  for repairs to common parts of multi unit buildings such as stairways and or hallways.
  4. Landlords cannot discriminate when it comes to completing repairs based on a tenants race, religion, sex or disability.
  5. landlords are required to give tenants their name and phone number, however if you chose to take on a management company there would be an agent provided to you that will act as a pseudo-landlord and interact with the tenants in your place.

This is just one of many responsibilities a landlord has. So before you go out and buy properties in Philadelphia be wary of the titles and workload that comes with it. If you take Iss Management as a management company then most of these things would be covered by our services. We are here to make your life as a landlord simple, all you need to do it talk to one of our agents.
