Some questions to ask when seeking a location for office space are:
- Are you interested in particular neighborhoods? Why?
- What are the neighborhoods like and what do they offer?
- Where do you and your employees live?
- How far can you be from a subway?
- Are particular subway or bus lines better for you?
- What is the walk from local transportation like?
- Do your clients visit the office much?
- Can you hire from the immediate neighborhood?
- What kind of building do you want to be in?
- Who are the neighboring tenants?
- Are there nearby lunch spots or places for client meetings?
- How much space do I need?
Also be prepared for a loss factor. This means that the 1000sf you’re quoted isn’t actually 1000sf. Usable and rentable office space differ by a ‘loss factor’, which pads the rentable by distributing all the common space within the building amongst the tenants.
