Consider the following:

  • Are you interested in particular neighborhoods? Why?
  • What neighborhoods are you considering, how do they differ?
  • Who is your competition in the area?
  • Will your customers come from the immediate neighborhood or are you a destination location?
  • If customers come from the immediate neighborhood, who lives locally and is your merchandise compatible with the demographic?
  • Do the locals have disposable income?
  • Does the location have good foot traffic and visibility?
  • What kind of signage can you have?
  • Are there local merchant associations that can help you grow?
  • Can you hire from the immediate neighborhood?
  • What kind of building do you want to be in?
  • Who are the neighboring tenants?

Many retailers calculate sales per square foot to see profit ratio.
Total Net Sales ÷ Total Floor Area = Sales Per Square Foot
